EXPERIENCE & COMMITMENT:

What is the experience of your staff?

Our staff has more than 30 years of experience in property management and 24 years in real estate in the state of Utah.

Do they own rental properties themselves? Will they treat my property like their property?

Our company was started from a need to manage a large portfolio of personally owned properties. We take pride in the fact that we treat each property like our own and our policies and procedures are exactly the same whether it is one of yours or one of ours.

 

FEE STRUCTURE:

What is your fee structure and what other fees could I be charged throughout the year?

Our company charges two fees : A 10% management fee and a placement fee of 50% of one month’s rent whenever we place a tenant.

 

MAINTENANCE:

How do you handle maintenance issues on my property?

Managing maintenance issues is a major component of property management. We manage this by having an in-house maintenance team for all issues that are time-sensitive and inexpensive. For larger, more expensive issues, we compile bids for review and let the owner make the final decision. We follow up to make sure the work was completed satisfactorily prior to paying the contractor. You have access to a copy of every invoice, so you will know exactly what you paid for.

Do you have a “live” representative available 24 hours a day 7 days a week for emergencies?

All of our tenants are reminded of and have access to our 24/7 emergency maintenance service, answered by one of our trusted maintenance technicians.

Do you make repairs without my knowledge and do I get to see the invoices?

This is one of the biggest complaints we hear from property owners looking for a new company and why it is so important that the company not only doesn’t pro?t from your maintenance issues but that they inform you of all the repairs before they happen and show you the invoices after they happen.

 

TENANT SCREENING:

What is your screening process? Do you check credit, criminal, employment and rental history?

We have a convenient online application and we check all four criteria before we recommend a tenant. We also have the experience to recognize the red ?ags and avoid a problem tenant. We will not recommend a tenant we wouldn’t place in our own properties.  

 

OWNER CONVENIENCES & ACCOUNT ACCESS:

Are you able to pay my rent proceeds to me electronically?

Yes. We o?er direct deposit. We also o?er paper checks, if requested.

Do you have a website that I can log onto 24/7 and see my property ledger, print reports for my accountant, see copies of my maintenance invoices, and see a copy of my leases?

You can do all this, and more, on our industry leading website. Our owners love it and we think you will too.
